The firm has always maintained a substantial property base and the work undertaken in the department encompasses all aspects of commercial property investment and development with the principal areas of activity in respect of commercial property being sales and purchases; leases and lease backs; building and development schemes; residential property portfolios and management companies.

In addition to commercial property work both Edmund Grower and Stuart Pearson have been involved over a long period of time in the various aspects of residential conveyancing. Their experience includes mansion block break-ups; the sales and purchases of residential developments; the purchase and sales of long leasehold flats; leasehold extensions and the acquisitions of freeholds under the Leasehold Reform and Urban Development Act 1993; in addition they have been involved in the sales and purchases of ground rent portfolios and high value freehold properties.

Together with Edmund Grower and Stuart Pearson, Ashi Patel has brought new zest and enthusiasm to the department and provides support in all those areas to which we have referred above. The department further benefits from the back up of Adam King on Landlord and Tenant matters.

    Advising buyers and sellers on commercial property transactions including offices, industrial and warehouse units, shops and licensed premises. The team often deal with conditional contracts and option agreements and advise clients on site disposals and lease-backs.
  • Businesses
    Advising on acquisitions and disposals of businesses including hotels, pharmacies, dentist and doctors practices, off-license and newsagent businesses, restaurants and bars.
  • Commercial Leasing
    Advising landlords and tenants in commercial and leasing activity.
  • Development
    Advising on all stages of the construction and development of property including site acquisitions, development agreements, preparing leases and sales packs for new properties and for sales of plan properties off plan both Freehold and Leasehold.
  • Property Finance
    Acting for both lenders and borrowers when financing property transactions and advising on all aspects of commercial mortgage security. Negotiating private loan agreements. Advising directors on guarantees and personal liabilities.
  • Property Agreements
    Assisting and advising landlords and tenants on commercial lease assignments. Acting for clients in drafting and negotiating various other forms of agreements such as licence for alterations, business contracts, management agreements, etc.
  • Matters relating to Commercial Leases
    Assisting and advising landlords and tenants on lease renewals, surrenders, dilapidations, rent reviews and sub-letting.
